The year 2024 is the best in the field of interior design, with the highest demand for interior design in recent years. The increase was 10% compared to last year. A significant difference this year is the appearance of more and more requests for premium interior design, for homes with areas of almost 200 square meters, the arrangement of which cost over 250,000 euros.
The high-end housing segment remains the engine of the real estate market, accelerating the development of residential complexes both on the outskirts of large cities and in central areas, according to data from MiSo Architects, one of the leading interior design and real estate consulting studios on the market.
“2024 is a prolific year for the interior design market, especially against the background of the evolution of the real estate market, where buyers have turned more than ever to higher quality homes. Premium residential complexes have developed rapidly on the outskirts of large cities, but also centrally. We observe this aspect in both cities where we have offices in both Bucharest and Brașov. Romanians living in the country and those outside Romania are looking for new homes, especially units centrally located in the city, near an intermodal hub or, on the contrary, isolated in nature. They request interior design services right from the home purchase process so that it can be furnished as soon as possible. For some Romanians, they are homes they are going to move into, but for most of them, they are homes treated as an investment, which they are going to rent”, declares Sorana Leru, co-founder and interior architect at MiSo Architects.
From year to year, there is an increase in interest in arranging homes with an interior design specialist. If for commercial, office, and HoReCa spaces this trend was evident many years ago, in the residential segment the interest in professional fittings has been more and more pronounced in the last 3 years. Growth was boosted during the pandemic and is incomparable to the way things were going 10 years ago.
The trend in home design
At the same time, 2024 is also the year in which Romanians allocated an average of 15% higher budgets for interior design, with the focus being on premium design. As trends, among the most sought-after materials are natural stone, wood, and innovative variants of composite products, preferring furniture produced in Italy and the Nordic countries. The most extravagant requirements were the customized products made of special and unique natural materials.
Thus, some developments that stand out from the point of view of the total budget were a duplex with 4 rooms in Brașov, with an area of 170 square meters, an arrangement worth 230,000 euros, a townhouse type apartment in Bucharest (area 170 square meters), with 200,000 euros invested in furnishing, and a 3-room apartment in the center of Bucharest (area 100 sqm), with an investment of 170,000 euros.
“People realize how important the home space is when you work from home, spend a lot of time with your family, and carry out many activities, hobbies, and sports, within its limits. There is an increased dose of trust given to specialists in the field. The beneficiaries understood that home is not only the place where you come to sleep, it is much more than that, it is the place you identify with, where you leave the stress and everyday problems at the door and relax, you become aware of the space that surrounds you surround. The entire design process took on a holistic tone. Although many homes are intended for rental, their owners want to offer premium amenities to tenants. These projects grew in importance, especially after the pandemic, when the beneficiaries understood the value of a harmoniously arranged space. Regardless of who is going to live in that apartment, home well-being is a growing trend, Romanians wanting to live in a harmonious space, created according to their wishes, turning to interior design specialists. Our concepts are most often shaped around personalized, modern design, but also with clean lines and functions harmonized with the Scandinavian influence. We emphasize to the beneficiaries the importance of using sustainable materials, products with emblematic design, a timeless decor, with natural light and nature as much as possible,” says Mihaela Tampiza, co-founder and interior architect at MiSo Architects.
In the last 3-4 years, the interest in a more attractive and functional design has grown considerably. Romanians are open to bold proposals, understand the value and benefit of investment, and appreciate the quality of both services and products. They are more demanding and more attentive to details. At the same time, in parallel with the interest in interior design, the real estate consulting segment has developed, with Romanians wanting to know how to make the right decision regarding the purchase of their future property. More and more Romanians both from the country and abroad, as well as expats and foreigners from Europe, the Middle East, and the USA, aim to purchase apartments, houses, or villas, especially more special properties, in Brașov or the Capital.
Both Romanians and foreigners want to buy houses in the Capital, big cities, or in cities with landscapes such as Brașov, either to rent them later or to settle in the country for investments. Among the most sought-after types of housing are apartments in central areas of cities and villas in the vicinity of Bucharest and Brașov, which offer important advantages such as larger green areas, spectacular views, peace, and much more generous areas.
In Bucharest, the most appreciated areas are the north, the Aviation/Floreasca area, and the central area. In Brașov, on the other hand, homes with a spectacular view of Tâmpa, surrounded by nature or in historical areas, such as the Șchei district, are more appreciated. Also, buyers, Romanian or foreign, are also interested in houses in Constanța and in localities in Ilfov county.
